Silicone & Acrylic Roof Coatings

LM Roofing provides high-performance silicone and acrylic liquid membranes designed to help protect and extend the useful life of stable commercial roofs. These coating technologies offer a functional restoration path for local tri-state facilities based on specific roof conditions.

Suitable Applications

Compatible commercial roofs may qualify for silicone, acrylic, asphalt-based, aluminum reflective, black rubberized, or other elastomeric restoration coatings. The roof must be sound, dry, and properly prepared. Coatings are not a substitute for failed decking, saturated insulation, structural damage, or extensive membrane failure.

While silicone is designed for high resistance to ponding water, acrylic options require consistent positive drainage across the roof surface. We evaluate if your facility meets these environmental conditions before suggesting a specific coating installation.

Inspection & Preparation

Each project begins with a comprehensive assessment. We conduct adhesion tests to verify compatibility, perform necessary base-layer repairs, and use high-pressure cleaning to help facilitate a strong mechanical bond.

The Installation Process

After preparation, we install detail flashings at various penetrations and seams. The primary coating is then applied with professional spray or roll tools to create a continuous, monolithic protective layer over the field.

Coating FAQ

How long does a roof coating last?

The service life varies based on the current roof state, preparation quality, the system used, and routine upkeep. These membranes aim to improve the durability of compatible roof substrates.

When is a roof coating appropriate?

Coatings serve as restoration routes for sound roofs nearing their expected limit. They are not intended for roofs with wet insulation or compromised decks; those situations require full replacement.

What is the difference between silicone and acrylic?

Silicone provides strong UV resistance and manages ponding water well. Acrylic is a versatile choice with high reflectivity but needs proper drainage to avoid damage from long-term standing water.

Does my roof need maintenance after coating?

Yes. Yearly check-ups are advised. Performance depends on the original roof condition, application standards, and ongoing care rather than a predetermined or static multi-decade timeframe.
